- Open book session is held in June or July each year; board of
review is held 15 days after open book session. Contact the town
assessor for questions on assessment - not the clerk.
- Property taxes due January 31 and July 31 each year.
First installment (January) paid to the town treasurer; second
installment (July) paid to the Juneau County treasurer. Payment
of the full amount prior to December 31 mailed to the town
treasurer.
- No cash payments accepted at the town treasurer's
residence. The town treasurer collects property taxes
the last Friday in January at the Bank of Mauston in Lyndon
Station from 4:30 p.m. to 6:00 p.m.
A message regarding the 2008
Revaluation of all Kildare Properties
Town of Kildare
Residents:
In 2008, we will be
doing a revaluation in the Town of Kildare.
At least once in a
6 year period every municipality in the State of Wisconsin must be
assessed within 10% of the Dept of Revenues equalized value.
Equalized values are created by knowledgeable buyers and sellers in
the marketplace. To achieve this, the assessed value can be as low
as 90% and high as 110%. In a given year, assessed values change
only if you build, remodel or remove buildings. At this point and
time, if you have not made building improvements on your property,
your current assessed value is the same as it was in 2002
at the last revaluation. What we will do in 2008 is to increase
the assessed values to a current 2008 fair market value. We will
achieve the new values by looking at sales of all properties in
Kildare from the years 2005 to 2007. Most tax payers will see an
increase in their assessed value for the 2008 assessment year. With
the assessed value being increased, the mill or tax rate will
decrease. The reason we see out of pocket increases each year is
due to the fact that the mill rate increases on a yearly basis and
the assessed value remains the same. Wisconsin statistics show that
the two most rapidly increasing types of land are Water and Woods,
therefore these two will see the largest increases.
The revaluation
will be complete in the fall of 2008. At that point and time, each
tax payer will receive a notice from our office stating the former
2007 assessed value, the current 2008 assessed value and the amount
of increase from 2007 to 2008. Please be advised the assessed
values began to increase from 2002, they did just not increase
from 2007 to 2008. If you should have any questions or comments
